Why is the paint on my walls peeling and damp?
Paint peels when water gets in behind it. The water usually comes from outside (a leaking roof, a blocked gutter, a cracked wall or parapet), up from the ground (rising damp), or from inside (a leaking pipe or steam from a bathroom). Repainting without stopping the water means the paint peels again. The right order is to stop the water, let the wall dry, then paint. Oaks does the waterproofing and the painting: sealing cracks and joints is R150 per m, and interior painting is R95 per m² for 2 coats.

What causes paint to peel and walls to go damp?
Where the damp shows on the wall is the best clue to the cause. This table is a guide, not a diagnosis.
| Where you see it | What it usually means |
|---|---|
| Low on the wall, with a tide mark or white powder | Damp rising from the ground, or soil or paving piled against the wall |
| Near the roofline, under a window, or below a parapet or balcony, after rain | Water getting in from the roof, gutter, parapet or window seal |
| Under an overflowing gutter or beside a downpipe | A blocked gutter or downpipe pouring water onto the wall |
| In a bathroom or kitchen, with black spots, worse in winter | Steam with too little ventilation |
| A patch that stays damp even when it has not rained | A leaking pipe in or behind the wall |
| Paint flaking but the wall underneath is dry | Paint put on a dusty, chalky or glossy surface, or old paint that has failed |
What can I check safely?
- Watch the wall after rain. Damp that appears only after rain points to a leak from outside.
- Look at the gutters and downpipes from the ground during rain. Water spilling over the edge or out of a joint onto the wall is a clear sign.
- Check the base of the wall outside. Soil, paving or a flower bed that is higher than the inside floor can push water into the wall.
- Check for a pipe leak. Close every tap in the house and watch the water meter. If it keeps moving, a pipe is leaking somewhere.
- Open windows and use the extractor fan in a bathroom or kitchen, and see whether the damp improves.
- Take dated photos of the wall. They help any contractor price the job.
Do not dry-sand old paint in an older house, because older paints can contain lead. If the damp has mould on it, wear a mask when you are near it.
When should I call someone?
- The damp has lasted for weeks or is spreading.
- The paint peels again after you have repainted.
- The plaster is crumbling or bubbling.
- There is mould on a large area.
- The damp is near a plug point or light switch. Switch that circuit off at the distribution board.
- You suspect damp rising from the ground. Oaks' price list has no rising-damp treatment, so say so when you send photos.

Questions and answers
Can I just paint over a damp wall?
No. Paint on a wall that is still taking in water will blister and peel again. Stop the water first, let the wall dry, then paint.
How long must the wall dry before painting?
It depends on the cause and the weather, so there is no fixed number of days. Oaks confirms the plan in its quote.
Does Oaks treat rising damp?
Rising damp treatment is not on the Oaks price list. Send a photo on WhatsApp to 081 372 4079 and Oaks will tell you what it can quote.
What does it cost to repaint a room after a damp problem?
A single room starts from R2,500 and a bathroom starts from R2,000. Walls are R95 per m² for 2 coats.
