How is the price worked out?
For jobs priced by area, the price is the area to be painted multiplied by the list rate. The two examples below use made-up sizes to show the maths. They are examples, not quotes, and not a typical house. Oaks confirms the area when it quotes.
Example 1: the walls of one large bedroom
The list says a single room starts from R2,500. This room is large, so it comes out above that.

What makes a paint job cost more or less?
These are the things that change what any painter quotes. Oaks confirms how they affect your job in its quote.
- The area. The list is priced per m², so more wall means a higher price.
- The condition of the walls. Cracks, peeling paint and damp patches may need repair before painting. If more work turns up after the quote, Oaks gives you a new quote for the extra work before doing it.
- Inside or outside. Outside walls are listed at R105 per m² and inside walls at R95 per m².
- Coats and colour. The inside price is for 2 coats. A big change from a dark colour to a light one can mean extra coats, so say so when you ask for a price.
- Height and access. Tall outside walls on a double-storey house take more setting up than a ground-floor wall.
- Extras. Doors and trims are R280 each and roof painting is R95 per m².
- The weather. Outside painting needs dry weather, and Johannesburg's summer storms can move a start date.
